Whether its carpet, lino or timber, we can remove all old floor coverings ready for floor sanding and polishing.

We carefully remove the floor covering and all the underlay, staples or glue and assess the floors condition.

Often floor coverings are hiding damaged floor boards for various reasons such as water damage, termites, old repairs and so on. It is possible some minor repairs are required which will be advised and quoted when the floor is visible.

We remove and dispose of all old materials. Make any necessary repairs to individual boards or areas of boards and replace with the appropriate timber. Often this is a recycled version of the same timber so the age and visual appearance of the boards blends in seamlessly, however every floor is unique and will be matched to the best possible outcome.

 

Timber Floor Laying

Whether it’s a full or partial floor replacement or a brand new floor, Rob has over 17 years of experience and is very experienced in laying all types of timber floors.

From the bearers and joist, to timber flooring, skirting, beading and expansion joints.

We can advise on the best type of timber for your house and environment and assist in the selection process and best supplier to purchase from.

All timbers need to be acclimatised onsite for a minimum of 6 weeks. This helps reduce cupping and lifting of boards later on.

Sanding, Polishing & Varnishing

From furniture removal to masking out and securing dust form your cupboards, we take care in providing you with the best possible experience whilst your house is being transformed.

We have 17 years’ experience sanding and polishing timber floors and are able to offer a swift and reliable service. 

We provide services for all indoor floor areas, including feature walls, stairs and ceilings to outdoor decks, benches and screens. Basically if its timber, we can sand and polish it. 

In some cases skirting boards will need to be removed and reapplied. If you are planning to paint your walls as well as revamp your floor, we advise you leave the last coat of the skirting until after the floor is completed.

The process begins with sanding back the old varnish and is either a light sand or a full rough sand, depending on the condition of the floor and the depths of scratches and stains. This will be advised in the quote consultation.

The next step is to polish up the boards before applying your varnish of choice.

There is a variety of options available including polyurethane, water based and oil based products. Satin, matt or gloss. In most cases, 3 coats is applied. The decision making process can vary due to high or low traffic flow expected, pets and children. This will also be discussed during your quote and the appropriate finish for your lifestyle can be accommodated.

Depending on the size of your house and area required, this process can take 2- 5 days on average.

If your whole house is being refreshed, you will most likely need to find alternate sleeping arrangements for the duration of the job but if it is only part of your house, we make sure we minimize the dust transfer as much as possible and it is fine to remain in the house. You will just need to be careful of the wet varnish during the drying periods.

 

Lime Washing

This classic white washed finish is something we excel in. We have devised a

process that allows for maximum whiteness and colour saturation. This finish of floor gives light, freshness and the illusion of space to smaller areas.

This process begins with standard sanding and polishing and then adds a step by applying the lime wash in a specific manner to allow for the best possible colour saturation. It is then finished with your choice of varnish. We always apply 3 coats of varnish for maximum durability and longevity.

This process isn’t suitable for all timber types. For example Australian hardwood can be problematic as it is quite oily and can cause a chemical reaction with the lime washing product. Most commonly Cypress Pine is lime washed and the older the timber, usually the better result. These points and your particular floors likely outcome can be thoroughly discussed in your quote consultation.

 

Staining

What better way to your transform your home. Timber floor staining offers you a variety of options for your floors appearance. Whether it’s antique brown or teak brown, there is flexibility to the depth of colour applied and a unique recipe can be mixed to suit your desired outcome. Empire Flooring is a specialist in staining and can guarantee a result you will be thrilled with.

Different timber react differently to the same stain. For example on hardwood you will get a lighter result than on a softer type of timber as hardwood is less thirsty and doesn’t absorb at the same level. Based on your type of timber, age and exposure, we can recommend or advise the best options to suit your needs.

Either a specific coloured stain or reference photo is best and can be advised of its viability in the quoting consultation.

When comparing quotes, always make sure you are getting a price for full staining, as varnish can also be tinted with stain but does not give the coverage or result of full direct staining.

After sanding and polishing your floor, a sample of the colour requested is made directly on the floor so you can see the result before the entire house is completed.

Staining adds an extra day or so to the job turnaround, weather dependent and there is often a strong odour so it’s best to find alternate living arrangements at this stage.

We always apply 3 coats of clear varnish after staining to ensure durability and a longer lasting finish.
